HOMES of
SINGAPORE
HOS.SG

Priced off what homes like yours actually sold for. Not what you’d like to hear.

We show you the evidence behind our price, our fee in writing, and what you would walk away with — before you sign anything. If the honest range is lower than you hoped, you hear it from us first, not from the market three months in.

In short

  1. 1.Just selling, not buying another home? What matters is the money left after everything is paid, how sure the deal is, and when it completes. We put all three in writing before you list.
  2. 2.Your price comes from four kinds of evidence: what sold nearby, which way prices are moving, what HDB or the buyer’s bank is likely to value it at, and what competing homes are asking today. You get three prices, not one.
  3. 3.We market with professional photos, a video walkthrough and short presenter-led videos. Anything made with AI is labelled. You get a weekly update and a price checkpoint agreed before we list.
  4. 4.Our fee is stated on this page and paid only on completion. Nothing upfront.
  5. 5.An HDB sale completes within 8 weeks of HDB accepting the resale application. A private sale usually completes 8–12 weeks after the option is exercised.

HDB flat

I’m selling an HDB flat

Resale flats sell through the HDB Flat Portal on fixed steps — Intent to Sell, Option to Purchase, resale application, HDB’s valuation for the buyer, completion. We run every step and price off recent sales in your block and estate.

Price my flat

Condo or landed

I’m selling a private home

Private sales run through lawyers: option, exercise, completion. Pricing is off transacted sales in your development, and marketing reach matters more, because the buyer pool is wider and slower.

Price my home

Just selling

Just selling? What matters is what you walk away with.

Many sellers are not buying another home through us. Without a purchase to line up, three things decide whether the sale went well: the money left after everything is paid, how sure the deal is once it is signed, and how long it takes.

What you walk away with, line by line

  1. The selling price
  2. minus the outstanding loan, and any early-repayment penalty
  3. minus the CPF you used plus accrued interest, which goes back to your CPF account
  4. minus seller’s stamp duty, only if you sell within 4 years of buying (up to 16%)
  5. minus our fee plus GST, and your lawyer’s fee
  6. equals the cash paid to you

How sure the sale is

Most deals that fail after the option fail on money. Before a buyer views, we check what they need to complete: for an HDB flat, a valid HDB Flat Eligibility letter and whether they fit your block’s ethnic and PR quotas; for a bank loan, an approval in principle; and whether they have cash for any amount above the valuation. Once the buyer exercises the option, the sale is binding on both sides.

How long it takes

HDB flat

  • Register your Intent to Sell at least 7 days before granting an option.
  • The buyer has 21 days to exercise the option.
  • HDB accepts the resale application within about 28 working days.
  • Completion is within 8 weeks of acceptance.

Private home

  • Option fee customarily 1% of the price; the buyer usually has 14 days to exercise.
  • Completion usually 8–12 weeks after exercise, as agreed in the option.

Where you live after completion

For an HDB flat, the extension of stay (up to 3 months, with the buyer’s agreement) is allowed only if you have already bought a completed home to move into. If you are not buying, plan to move out on completion day. For a private home, any stay after completion is agreed with the buyer and written into the option.

Extension-of-stay calculator →

Tax on the gain

For most owners there is no income tax on the gain from selling their home. IRAS taxes it only if you are trading in property. The tax sellers do meet is seller’s stamp duty, and only within 4 years of buying (3 years for homes bought before 4 July 2025).

These are the official rules on the date verified. Your lawyer, HDB, CPF Board and IRAS settle the final figures.

Who this is for

  • Moving overseas

We plan the completion date around your move. The CPF refund goes back to your CPF account, not your bank, wherever you live.

  • Selling a second or rented-out home

Check the seller’s stamp duty date first. If there is a tenant, agree early whether the buyer takes over the tenancy or the home is sold empty.

  • Selling an inherited home

The executor or administrator sells, once the Grant of Probate or Letters of Administration is out, plus any court order HDB asks for. We work with your lawyer on the paperwork and the timing.

  • Selling after a divorce

The sale follows the court order, and an HDB flat must have met its occupation period. We keep both owners informed in writing, so neither is surprised.

  • Cashing out to rent or live with family

Without a completed home to move into, HDB’s extension of stay is not available, so you move out on completion day. We set that date with you before the option.

How we price

How we value your home: four lenses, one price.

No single number tells you what your home is worth. We look at it four ways, then give you three prices and the evidence for each. This is your agent’s price opinion, not a formal valuation; only a licensed valuer or HDB gives those.

  1. Lens 1

    What sold nearby

Recent sales in your block or development, then the nearest comparable homes, adjusted for floor, size, facing, remaining lease and condition. For HDB flats we use HDB’s published resale records; for private homes, URA’s published transactions. Both show floor ranges, not unit numbers.

  2. Lens 2

    Which way prices are moving

Whether prices for homes like yours are rising, flat or slipping over recent quarters, and how many sold. A price that was fair six months ago may not be fair today.

  3. Lens 3

What HDB or the bank will value it at

For an HDB flat, HDB values it only after you grant the option, at the buyer’s request, typically within 10 working days. The buyer’s loan and CPF are based on the lower of the price and the valuation, so anything above the valuation is cash from the buyer. For a private home, banks give indicative valuations before an offer. We estimate where the valuation is likely to land and how much cash over valuation buyers are actually paying.

  4. Lens 4

What competing homes are asking now

Live listings like yours: their asking prices, how long they have been listed and what has changed. Buyers compare you with these on the same evening. Asking prices are not sale prices, so we show both side by side.

Three prices, with the evidence for each

Aspirational

The top of what the evidence supports. Worth testing for a short, agreed period if you are not in a hurry.

Market

Where we expect a willing buyer to agree, given recent sales and today’s competition. Most listings should open close to here.

Quick sale

The price that should draw firm offers within weeks. For sellers with a fixed date, such as a move overseas or an estate to settle.

What we publish, and what stays in your meeting

On this website and in any advert

Only open government data, with the source named. These records show storey ranges, never unit numbers. We never advertise the floor, unit or price of a specific sold home without written consent from everyone in that sale.

In your written price analysis

The open data, the live competing listings, our adjustments, the three prices and our reasoning. Yours to keep.

In the meeting, in person

We also use paid data services that are licensed for our own research, not for handing out. We explain what they add about your home, in our own words, when we meet.

A price opinion is not a valuation. No one can guarantee a price, or any amount above valuation — and we will not. Sources: HDB resale prices on data.gov.sg · HDB, valuation after the option · CPF, the valuation limit · CEA, advertising guidelines.

How we market it

How we market your home, and how you will know it is working.

Good marketing puts the right buyers in front of an accurate picture of your home, quickly — and tells you what is happening every week. Everything below is included in our fee.

  1. 01Presentation advice

A walk-through before the photos: what to clear, fix or light differently. Small changes, not renovations.

  2. 02Professional photos

Shot for the portals and edited for light, colour and sharpness. Editing never changes the home itself: no added furniture, views or repairs that are not there.

  3. 03A video walkthrough

Real footage of your home, room by room, so buyers who come to view already know the layout and are serious.

  4. 04Short presenter-led videos

Vertical videos for social media and the portals, with a presenter and a short scene for each room. AI tools help us make them, and we label that on the video. An AI presenter is shown as AI, never as a real person. Any AI-made scene is built from your own photos and never shows something your home does not have.

  5. 05Listing copy and portal placement

Clear, accurate listing text on the major portals and our buyer network, at the price you instruct.

  6. 06Visibility reports

Where your listing appears in buyers’ searches compared with competing listings, and what we will change if it is slipping.

  7. 07Viewings, organised

Buyers qualified before they view, viewings grouped into set slots so you are not on call every evening, and feedback written down after each one.

  8. 08A weekly update

Views, enquiries, viewings, buyer feedback and any change in competing listings — every week, by WhatsApp or email.

  9. 09A price checkpoint, agreed upfront

Before we list, we agree a review date a few weeks in. If the response is weak, we sit down with the feedback and the latest sales. Any price change is your decision, made on evidence — never a silent cut.

  10. 10Offers in writing, with our read

Every offer comes to you in writing with the evidence beside it: recent sales, the likely valuation and, for an HDB flat, how much cash over valuation the buyer can really pay. You decide; we negotiate.

Our marketing rules

  • We advertise only after every owner has agreed in writing.
  • Every advert shows our name, CEA registration number, agency licence number and phone number.
  • Photos show your actual home, and views are taken from your unit.
  • Anything made or changed with AI is labelled.
  • We never promise a price, or a price above valuation.
  • Adverts come down as soon as the home is sold or our agreement ends.

Three things sellers get wrong

The agent who quotes the highest price is the best agent.

The highest quote is the easiest to give and the most expensive to believe. An over-priced listing sits, gets marked as stale by buyers and agents, and often sells below where an honest price would have landed. Ask every agent for the sales behind their number.

The selling price is what I will have in the bank.

Your loan is repaid first. Then the CPF you used, plus the interest it would have earned, goes back into your CPF — not your bank account. Agent fee, lawyer’s fees and, if you bought recently, seller’s stamp duty come off too. The cash figure is usually well below the headline.

HDB’s valuation is my price.

For an HDB resale, HDB values the flat only after the buyer has an Option to Purchase, and it decides how much the buyer can borrow and use from CPF. Anything the buyer pays above it must be cash. Your price is set by recent sales; the valuation shapes what buyers can fund.

The numbers that decide your sale

What comes off the selling price, and the rules the process runs on. Rates are as verified on the date shown; your figures depend on your loan, CPF and purchase date.

Seller’s Stamp Duty

Up to 16%

Only if you sell within the holding period after buying (4 years for homes bought from 4 July 2025; 3 years before that). The rate falls each year. HDB owners rarely pay it because the Minimum Occupation Period is longer.

Official

CPF refund

The CPF you used, plus the interest it would have earned, returns to your CPF on completion. If the sale does not cover it after the loan, no cash top-up is needed as long as you sold at market value. From 55, part may go to your Retirement Account first.

Official

HDB Option to Purchase

21 days

Option fee up to $1,000, never $0; the buyer has 21 calendar days to exercise, and the total deposit is at most $5,000. You need a valid Intent to Sell on the HDB Flat Portal at least 7 days before granting the option.

Official

HDB valuation

~10 working days

Requested by a buyer using CPF or a loan, only after you grant the option. You let HDB’s valuer in within 3 working days; the value is typically ready within 10 working days. The buyer pays anything above it in cash.

Official

HDB completion

Within 8 weeks of acceptance

After the option is exercised, both sides submit the resale application. HDB accepts it within about 28 working days, and completion is within 8 weeks of acceptance.

Official

Temporary extension of stay

Up to 3 months (HDB)

HDB: up to 3 months, with the buyer’s agreement, and only if you have already bought a completed home to move into. Requested with the resale application. Private: as agreed with the buyer in the option.

How it works

  1. 01Week 1

    Appraisal with the evidence

We visit, then send your price analysis: three prices with the sales, the trend, the likely valuation and the competing listings behind them, plus our fee, a marketing plan and what you would walk away with. No listing agreement needed to receive it.

  2. 02Weeks 1–2

    Prepare and launch

Your written consent to advertise, presentation advice, professional photos, a video walkthrough and short videos (AI use labelled), then listings across the major portals. For HDB, we register your Intent to Sell so an option can be granted the moment a buyer commits.

  3. 03Weeks 2–8

    Viewings, offers and the option

Buyers qualified before they view. A weekly update with feedback and a visibility report. The price checkpoint on the agreed date. Offers presented in writing with our read on each; you decide.

  4. 04HDB: within 8 weeks of acceptance · Private: usually 8–12 weeks

    Exercise to completion

HDB: resale application, HDB’s valuation and approval, then completion. Private: your lawyer handles the exercise, the sale and purchase agreement and completion. We coordinate the handover, your move-out date and the CPF refund timing.

When selling isn’t the answer

Four situations where we would tell you to wait or do something else.

You bought recently.

Selling inside the seller’s stamp duty window can cost a double-digit percentage of the price. Unless the reason is urgent, waiting out the remaining months usually beats selling now.

You have not met the Minimum Occupation Period.

An HDB flat cannot be sold on the open market before the period is up, except in narrow circumstances HDB assesses. We will tell you the date and what is possible before it.

The reason is the monthly payment, not the home.

Refinancing or letting out a room may relieve the pressure without the cost of selling and buying. If that is the better answer, we say so — and our leasing team can help.

You would net less than you owe.

If the proceeds would not cover the loan and the costs, you would bring cash to complete. Better to know that now, from the calculator, than at the lawyer’s office.

Questions we get asked

What do you charge, and when is it paid?

Our fee is a percentage of the selling price, stated on this page, plus GST, and it is paid only when the sale completes. There are no upfront marketing, photography or video charges. If the home does not sell, you pay nothing.

How do you arrive at a price?

Four ways: recent sales of homes like yours, the recent price trend, where HDB or the bank is likely to value it, and what competing homes are asking today. From those we give you three prices — aspirational, market and quick sale — with the evidence for each, so you can see how we got there.

Is your price a valuation?

No. It is your agent’s price opinion, based on evidence. A formal valuation comes from a licensed valuer, a bank, or, for an HDB resale, from HDB after you grant the option. We tell you where we expect the valuation to land, but we cannot guarantee it.

Can I find out HDB’s valuation before I accept an offer?

No. Only a buyer you have granted an option to can request it, by the next working day after the option date, and it is typically ready within 10 working days. That is why we estimate the likely valuation from recent sales before you choose an offer, and check that the buyer has cash for any amount above it.

How long will it take to sell?

It depends on price, condition and the market for your type of home, so we give you a realistic expectation at the appraisal rather than a promise. Once the option is exercised, an HDB sale completes within 8 weeks of HDB accepting the resale application (acceptance takes up to about 28 working days). A private sale usually completes 8–12 weeks after exercise.

What is the Option to Purchase?

A document you grant to a committed buyer giving them a fixed period to decide, in exchange for an option fee. For an HDB flat the period is 21 calendar days and the fee is up to $1,000; the buyer exercises it by paying a further sum so the total is at most $5,000. For a private home the option fee is customarily 1% of the price and the buyer usually has 14 days to exercise. Once exercised, the sale is binding on both sides.

What happens if HDB’s valuation comes in below my price?

The buyer can borrow and use CPF only up to the lower of the price and the valuation; anything above it must be paid in cash. Some buyers can, many cannot. We check this before viewings and discuss with you how much cash over valuation is realistic for your flat, so the deal does not fall over after the option.

How much will I actually walk away with?

The selling price minus your outstanding loan, minus the CPF you used plus the interest it would have earned (this goes back into your CPF, not your bank), minus our fee and GST, lawyer’s fees and any seller’s stamp duty. Our sale-proceeds calculator shows every line; the appraisal repeats it with the real price range.

Do I pay tax on the profit?

For most owners selling their home, no. IRAS generally does not tax gains from selling property; it does if you are trading in property. Seller’s stamp duty applies only if you sell within 4 years of buying.

I’m not buying another home. Can I stay on after completion?

For an HDB flat, usually not: HDB’s extension of stay (up to 3 months) is only for sellers who have already bought a completed home to move into. Plan to move out on completion day, and we will set that date with you before the option. For a private home, a short stay after completion can be agreed with the buyer and written into the option.

Do you use AI in your marketing?

Yes, to help produce short videos and to edit photos for light and colour. We label it whenever AI was used. An AI presenter is shown as AI, never as a real person; any AI-made scene comes from your own photos and never adds features your home does not have. CEA expects agents to disclose AI use in property adverts, and so do we.

Will you show my unit number or sale price online after the sale?

Not without your written consent — and the buyer’s. CEA does not allow agents to advertise a sold home’s floor, unit or price without the written consent of everyone in that sale. The public resale records show storey ranges only.

How will I know how the marketing is going?

A weekly update with views, enquiries, viewings and buyer feedback, a visibility report showing where your listing sits against competing listings, and a price checkpoint on a date we agree before we list.

Can I sell with more than one agent?

You can, but multiple listings of the same home at different prices confuse buyers and weaken your position. We work on CEA’s prescribed exclusive agreement for an agreed period with the price checkpoint written in, so you keep control without the listing going stale.

What if I am also buying my next home?

Then the order and timing matter more than anything else. See our upgraders and right-sizing pages, or start with the calculators — they show what the sale frees up and what the next purchase needs.

Terms on this page, in plain English
OTP
Option to Purchase — the seller grants the buyer a period (usually 14–21 days) to decide, for a small fee; “exercising” it makes the sale binding.
Completion
The day ownership and the balance of the money change hands — typically two to three months after the option is exercised.
SSD
Seller’s Stamp Duty — a tax for selling within a few years of buying; the rate falls each year and stops after the holding period.
MOP
Minimum Occupation Period — the years (usually 5) you must live in an HDB flat before you can sell it or own private property.
Accrued interest
The interest your CPF savings would have earned had they stayed in CPF. It is refunded along with the CPF you used when you sell.
Valuation
A licensed valuer’s or HDB’s assessment of a home’s value, used by banks and CPF. Different from an agent’s price opinion.
Cash over valuation
For HDB resale, the amount a buyer pays above HDB’s valuation; it must be paid in cash.
Extension of stay
When a seller stays in the home for a short period after completion, by agreement (HDB: up to 3 months).
Comparables
Recent sales or leases of similar homes nearby — the evidence a price is based on.
Retirement Account
The CPF account created at 55 for retirement payouts. Part of a CPF housing refund may go here first if it is below your retirement sum.
HFE
HDB Flat Eligibility letter — HDB’s confirmation of what you can buy and borrow, needed before you can buy a flat or take an HDB loan.
Intent to Sell
Registering on the HDB Flat Portal that you plan to sell. It must be done at least 7 days before you grant an Option to Purchase.
Request for Value
The buyer’s request for HDB’s valuation of the flat, made only after the seller has granted the Option to Purchase.
Price opinion
An agent’s evidence-based view of the price a home should achieve. It is not a valuation, which only a licensed valuer or HDB can give.
Ethnic Integration Policy
HDB’s limits on the share of flats in each block and neighbourhood owned by each ethnic group, and by non-Malaysian Permanent Residents. They decide which buyers can buy your flat.
