Back to back — zero vacancy
For landlords
Let faster, at the rent the market is actually paying, to a tenant we’ve checked. Then the tenancy runs on HomesOS: rent, repairs, aircon servicing and renewal handled, so you never have to chase anything.
Your appraisal comes back with the signed leases behind the number, so you can see how we got there.
Why HOS
01
Priced from signed leases, presented at its best, and marketed before the last tenant leaves.
02
Checked properly before they view, and looked after once they move in.
03
Clear terms from the start, and your money paid to you, not through us.
04
Run on HomesOS, our tenancy management system. Included in the fee.
Recent lets
Real units, real timelines. Rents are shown against the asking price rather than in dollars, to respect our landlords’ privacy.
Included in the fee
Letting the home is half the job. HomesOS, our own tenancy management system, runs the other half: from the handover to the renewal, nothing depends on anyone remembering.
Alongside it, our team gets repair quotes for your approval before any work is booked, and records the handover and takeover with photos, so the deposit is settled on evidence.
Every month’s rent, when it was due and when it was paid. Reminders go out before the due date, and late rent is followed up.
Servicing booked on a schedule, the next one set as each is done. Repairs logged with the vendor, the cost and who paid.
Tenancy agreement, letter of intent and receipts, kept with the tenancy and shared with you.
We start the renewal conversation 90 days before the lease ends, with the rent evidence ready.
A private link showing the tenancy, the rent ledger, the jobs done and the documents. No login needed.
What it costs
One month’s rent + GST for a 2-year lease, or half a month’s rent + GST for a 1-year lease. Paid only when the tenancy agreement is signed.
Covers pricing from signed leases, professional photos and video, listings on the major portals, all viewings with weekly feedback, tenant checks, the letter of intent and tenancy agreement, the photographed handover, and managing the tenancy on HomesOS until it ends. Nothing is charged upfront.

Preferred rates from vendors we work with week in, week out, so your home makes the right first impression without you chasing eight different people. You approve every quote, and we take no referral fee.
One month’s rent plus GST for a 2-year lease, or half a month’s rent plus GST for a 1-year lease, paid only when the tenancy agreement is signed. It covers pricing from recently signed leases, professional photos and video, listings on the major portals, viewings, tenant checks, the tenancy agreement and stamping guidance, the photographed handover, and managing the tenancy on HomesOS until it ends. There are no upfront charges.
You can, but the same unit appearing at different rents from different agents puts tenants off and weakens your position. We work on an exclusive basis for an agreed period, with a rent-review checkpoint written in, so you keep control and the listing never goes stale.
We agree a checkpoint before we list — typically three weeks. If there is no signed tenant by then, we sit down with the viewing feedback and the leases signed since, and decide together whether the rent, the presentation or the marketing needs to change. No silent price cuts.
We do. You do not need to be there. If a tenant is still in place, viewings are arranged with them at agreed times and in line with the access terms of their tenancy agreement; we manage that contact so it stays cordial.
Every tenant and occupier has their identity checked, and foreign tenants their pass, against the original documents and the ICA or MOM records, as CEA requires. With the tenant’s consent we confirm employment and take a reference from a previous landlord where there is one, and an experienced agent meets every shortlisted tenant. Before the agreement is signed we confirm the occupants and how the home will be used. You approve the tenant; we recommend.
Yes. You can rent out the whole flat only after the Minimum Occupation Period, with HDB’s approval for each tenancy, and HDB sets who may rent (citizenship and pass type), how many occupants are allowed, and the minimum and maximum tenancy period. Plus and Prime flats have tighter rules. We check your flat’s position and handle the HDB application.
Private homes have a minimum rental period set by URA (currently three consecutive months) and the development’s own house rules on move-ins, renovation and use. Furnished or unfurnished, air-conditioning servicing and minor-repair clauses are agreed in the tenancy agreement; we use a clear, standard template.
The tenancy runs on HomesOS: rent tracked with reminders, aircon servicing scheduled, and repairs quoted for your approval and tracked to done. The agreement sets out who does what — typically the tenant handles minor repairs up to an agreed amount and you handle major ones. We start the renewal conversation 90 days before the lease ends, or market the home back to back if the tenant is leaving.
No. Managing the tenancy on HomesOS, from handover to renewal or hand-back, is included in the letting fee.
A private landlord page showing the tenancy dates, the rent ledger, servicing and repair jobs, and the documents we share with you, such as the tenancy agreement. It is a link, so there is nothing to install or log in to.
Minor repairs up to the amount in the agreement are the tenant’s. For anything else we get a quote from a vendor we trust, send it to you, and only book the work once you approve. The job, the cost and who paid are recorded on HomesOS.
You do. The deposit and the rent are paid to you directly, never through us. At the end of the lease, the deposit is settled against the photographed handover report, so any deduction is based on evidence.
We use AI-assisted editing to improve light, colour and clarity. We never change the unit itself: no added furniture, views or repairs that are not there. If a photo is ever virtually staged, it is labelled as such.
The agreement sets out how: usually a diplomatic clause after an agreed period, with notice. When a tenant gives notice, we start marketing straight away so the next lease begins as close to the end of this one as possible.
How it works
We pull the leases signed in your development over recent months and price your unit against them. You get a recommended rent and the contracts behind it. Free, no obligation, no commitment to list.
Light touches that change a first impression, at preferred rates you approve. Professional photos and video, a property pack for prospective tenants, and live exposure across the major portals.
Identity and pass checks as CEA requires, employment and references with consent, and a conversation with an experienced agent. Viewings grouped, with weekly feedback to you.
Letter of intent, then a clear tenancy agreement with the clauses you choose. Deposit and rent paid to you. Stamping and approvals handled, and a photographed handover on move-in day.
Run on HomesOS: rent tracked with reminders, aircon servicing scheduled, repairs quoted for your approval and tracked to done. You can see it all on your own landlord page.
Renewal started 90 days before the lease ends, with the rent evidence ready. If the tenant is leaving, the home is marketed back to back, and the deposit is settled against the handover photos.
